Ideal time to sell your Southern California home

Timing is very important in selling your home successfully. But while there are general guidelines on when’s the best time to sell a home, it all boils down to your personal situation. Whether you list your home in traditional selling seasons or during the off-season, you’ll find good opportunities with the right approach and preparation.

Here are some tips to consider:

Selling your home during the COVID-19 pandemic

The COVID-19 pandemic has no doubt upended the lives of people everywhere. If you have been planning to put your home on the market before the health crisis erupted, perhaps your biggest question now is whether to continue with the sale or not. 

There’s no easy answer to this question. On the upside, with mortgage interest rates at historic lows, investment-savvy buyers will want to jump on the opportunities available today. 

On the other hand, with the uncertainties brought about by the coronavirus crisis, many buyers will be wary about making large purchases. In addition, if you do put up your home for sale, you’ll have to consider social distancing measures and stay at home orders in California today, which essentially restrict home viewings.

Best months to sell in California

In many parts of the US, the best time to sell is during the spring and early summer. The period right after school gets out and just before summer vacations is an ideal time for many homebuyers. The warmer weather is also perfect to go home shopping after the cold winter. 

California’s year-round sunshine, however, makes it ideal to go home shopping any time of the year. This makes home buying season a little different in the state compared to rest of the country. But the best time to sell in California also depends on where you’re located in the state.

For example, if your home is in La Cañada Flintridge, stats show that October is the best month to sell, with properties going for about 8.79% more than the annual average. With homes in the US selling at an average of 65 to 93 days, this means you should list your home in July or August.

The scenario is different in nearby Glendale, where stats show that the best time to sell is in December, with homes selling at an average premium of 5.83%. In contrast to La Cañada Flintridge, homes in Glendale sell for a little less than average in October. 

Consider your personal circumstances

While it’s important to be informed about home selling trends in your area, there are other factors to consider, as well. These include:

  • The date you need to move out

    If you need to be settled in your new home before a certain date – say before school starts or during the kids’ summer break – work backwards to determine when you should list your home.

  • Home values in your neighborhood

    A good time to sell would be if you have built enough equity on your home to sell at a profit. Find out how much your home is worth in the market today and see if selling it now makes good financial sense. 

  • Seasonality of the market

    If you live in a seasonal area, such as a resort or golf community, you’d want to sell at the height of tourist season. Many potential buyers in these communities are visitors who frequent the area during a particular season. You’d want to be able to show your home to them while they’re in the area.
